Hudson View Gardens (“HVG”) was built in 1923-25 as one of Manhattan’s earliest cooperative apartment developments. The complex is comprised of fifteen interconnected Tudor-style buildings, 9 elevator buildings and 6 four-story walk-ups, that contain about 350 apartments. Units range from spacious studio apartments with separate kitchens to 5 ½-room apartments with two bedrooms and separate dining rooms. Monthly maintenance charges include gas and electricity.
HVG is located on approximately 4 acres in the Fort Washington/Washington Heights section of Northern Manhattan on Pinehurst Avenue, between 183rd and 185th Street, overlooking the Hudson River. Each apartment has a view of the Hudson River or of our professionally landscaped gardens, private drive and walkways; or, in some instances, views of both.
We are a short walk from the Cloisters, and Fort Tryon and Inwood Parks to the north, and Columbia-Presbyterian Hospital to the south. A full range of shops, grocery and vegetable markets, and restaurants are located on nearby 181st and 187th streets. We are also close to excellent public schools. We have our own private playground; Bennet Park is directly across Pinehurst Avenue and the Jacob Davits Playground is a few blocks north. We also have a day care center organized by a very active Parents’ Group. Residents’ children thrive on the safe and very special small-town ambience of the HVG community.

There is no sponsor ownership at HVG. Since its construction, HVG has been a fully shareholder owned cooperative complex. HVG’s monthly maintenance charges and capital expenses assessment generate sufficient capital to meet our operating expenses, fund capital expenses, and replenish our reserve fund. Maintenance and capital assessment increases have remained stable over the long term.
